Voice Logging lets you dictate a REPS entry instead of typing it: tap the mic in the Services Performed field, talk, and the words appear as you say them. A row of live chips tells you whether you have mentioned the duration, the property and the date yet, so you know when you can stop. It is for real estate investors logging hours for REPS or the STR loophole from the driveway or the hardware store, and it works on iPhone, Android and the web app as part of Premium.
What it does
The Services Performed? field on the Add a New Entry form has a mic icon. Tap it and the field’s border animates, the placeholder reads Speak Now, and a waveform tracks your voice. The text streams into the field while you talk rather than arriving after you stop. Two round buttons sit under it, an X to cancel (the audio is discarded) and a check mark to Complete. A recording stops on its own after 60 seconds with “Maximum recording time reached”, and what you said is kept.
While you speak, a row headed AI Autofill will use shows three chips, Duration, Property and Date. Each answers one question: have I said this yet?
Grey dot. Nothing heard for that field, and no fallback. Say it if it matters.
Hollow check with a value. REPSLog will assume something, and shows what: “Date: today”, or your only property. Say the right one and the chip switches.
Solid check with what it heard. You said it, for example “Duration: 1h 30m” or “Property: Elm St”.
Warning. It heard two candidates, such as two durations or two of your properties. Say the one you want again, or fix the field after Autofill runs.
Warning on Duration with “(max 24hr)”. The duration you said is too long to save.
The chips are an indicator, not a gate. “Cold calling” with every chip grey is a valid entry. There is no chip for who performed the work because that field always has a value, but “my wife did it” is still applied when Autofill runs.
Detection for the chips runs on your device, matching what it hears against your own property names and nicknames, so a property REPSLog has never seen cannot light up. Your property names are also passed to the transcription service as spelling hints, so “Farringdon” is written the way you spelled it in the app.
After Complete, the transcript is editable text. Tap Autofill with AI to turn it into a filled-in entry, or switch on Apply after speech so that happens automatically. The chips stay until Autofill runs, you start a new recording, or you clear the description.
How it works
Open Add a New Entry and tap the mic icon in Services Performed?.
Allow microphone access the first time. On the web app your browser asks as well.
Describe the work. Say how long it took, which property, and when if it was not today. Watch the chips turn green.
Tap the check mark to Complete, or the X to discard.
Read the transcript. Fix a word with the keyboard, or record again.
Tap Autofill with AI (or let Apply after speech do it), check the fields, and tap Add Entry.
Why it matters for your hours
The hardest part of the 750-hour test is not the hours, it is writing them down on the day. A call with a contractor, a 20-minute stop for supplies, a turnover check between guests: each counts toward REPS or the 500-hour and 100-hour material participation tests only if it is logged, and entries reconstructed at year end are what examiners challenge. Dictating takes as long as saying the sentence, so the entry gets made while the details are fresh.
The chips also make dictated entries complete. An entry with no duration or no property is worth little in an audit; the row shows the gap before you stop talking. What qualifies, and how much detail to give, is a question for your CPA.
STR loophole hosts have the most to gain from dictation, because host work happens in short bursts at the listing, not at a desk. Walking out after a turnover between guest stays, say “Turnover clean and restock at Beach House, one hour forty, today” and the Property and Duration chips confirm the entry will land on that listing’s 100-hour counter. Dictate your cleaner’s or co-host’s visits the same way, naming them as the performer, so their hours sit in the property’s participant breakdown under yours and the “more than anyone else” comparison is on the record. Whether an activity qualifies is a question for your CPA.
Good to know
Premium only. On Free and Starter, tapping the mic opens the upgrade screen. The 14-day free trial includes it.
Works on iPhone, Android and the web app. On the web the live path needs a modern browser on an https page; an older browser records the whole clip and transcribes it at the end.
Each recording is capped at 60 seconds. The recording is about the description, not the duration of the work.
Daily cap: 120 completed recordings per account per day, with a separate allowance for cancelled recordings so backing out does not use up your quota. Past the cap you see “You have reached the daily limit of this feature.”
Your audio goes to a transcription provider only while you are recording, because you tapped the mic. The AI and Privacy settings switches do not cover dictation; the tap is the consent. The chip detection runs locally on the device. Providers work for us under contract and do not train on your data; see the Privacy Policy.
If the live connection drops mid-recording, keep talking and tap Complete: the whole recording is transcribed at the end.
Dictation needs an internet connection and microphone permission.
Nothing is saved to your log until you tap Add Entry.
An Airbnb or Vrbo host with several listings: the chips and the spelling hints use your property nicknames, so say the listing the way you named it in REPSLog.

Can I log REPS hours by voice?
Yes. Tap the mic in the Services Performed field, describe the work, tap Complete, then Autofill with AI fills in the duration, property, category and date from what you said.
Does REPSLog transcribe as I speak?
Yes. The text streams into the field live on iPhone, Android and the web app, and a row of chips shows which parts of the entry it has heard so far.
What do the chips mean when I dictate an entry?
Grey means not said yet, a hollow check means REPSLog will assume a default, a solid check means it heard you, and a warning means it heard two candidates or a duration over 24 hours.
How long can a voice recording be in REPSLog?
60 seconds. The recording stops on its own at that point and keeps what you said.
Does voice logging work on the web app?
Yes, in a modern browser over https. The browser asks for microphone access the first time; a blocked permission is cleared in the browser’s site settings.
Is voice dictation included in the free plan?
No. Dictation is Premium, included in the 14-day free trial.
Can I log Airbnb turnover time with voice?
Yes. Tap the mic, say what you did, the listing’s name and how long it took, then tap Complete. Autofill with AI puts the duration and property into the entry, which counts toward that property’s STR counter.
Is voice logging a good alternative to dictating into my phone’s notes app?
Yes. Notes give you text you still have to retype into a log. REPSLog’s voice logging fills the entry itself while you talk, with chips showing which fields are still missing, and saves it with a timestamp.
