REPS Hour Tracking Goals let you pick the hour test you are working toward and see your progress against it every time you open REPSLog. Real estate investors logging hours for real estate professional status (REPS) or the STR loophole choose between the 750-hour test, the 500-hour material participation test and the 100-hour per-property test, and the dashboard counts toward that number. The goal setting works the same on iPhone, Android and the web app.

What it does

Your dashboard opens with an Overview card that shows one big number, a slash and your goal (for example 312 / 750) with a progress bar underneath. A gear icon on that card opens the Set Tracking Goal sheet. For long-term rentals the sheet offers three buttons:

  • Reach 750 Hours by Myself. The default. The card is titled “My Total REPS Hours” and counts only the hours you logged as the participant “Myself”. Hours logged for your spouse or anyone else stay in your entry log but do not move this number.

  • Reach 500 Hours, under the heading “Track Material Participation (Including Spouse Hours)”. The card becomes “Total Material Participation Hours” and adds your hours and your spouse’s hours together, with a “Myself” and “Spouse” row always visible under the bar. The sheet notes this option is recommended only if you have already completed at least 750 hours in the real estate business and still need to meet material participation for your rentals.

  • Reach 100 Hours, And No Less Than Anyone Else. The Overview switches to one row per property, each with its own x / 100 bar, and a “Total Hours Combined” number at the top when you have more than one property. Tapping the chevron on a property expands a breakdown by participant, so you can check that your hours (with your spouse’s) are not below a cleaner, contractor or manager you also logged.

Short-term rental properties, the ones an Airbnb or Vrbo host tracks for the STR loophole, have their own Set Tracking Goal sheet with two options:

  • Reach 100 Hours. The default. Every STR property gets its own x / 100 row, with a “Total Hours Combined” number on top when you have more than one. Tap the chevron on a row for the breakdown by participant: you and your spouse as one combined line, then each cleaner, co-host or manager you logged with their own hours, so you can see whether anyone else spent more time on that property than you.

  • Reach 500 Hours. The grouping election view. Hosts who group their short-term rentals as one activity for material participation need 500 hours across the group, not 100 per listing, and this option measures every row against 500 with the combined total on top. The info icon next to “Total Hours Combined” says the same and points you to your CPA, because the election is filed with your return, not set in an app.

Every counter is a running comparison against the year: the big number is what you have logged, the goal is what the test asks for, and the difference is what is left to log before December 31. The goal is a display setting, not a filter. Changing it never edits, hides or deletes an entry, and you can switch as often as you like. If your entries span more than one year, a calendar button next to the logo opens an Overview Year picker so you can see a past year against the same goal.

How it works

  1. Open the Overview (Dashboard) tab. On the web app the same card is the “Overview” widget at the top of the page.

  2. Tap the gear icon on the hours card. In a per-property view the gear is in the “Total Hours Combined” header.

  3. In the Set Tracking Goal sheet, tap the goal you want. The selected button is highlighted.

  4. Tap Done. The sheet closes and the card re-titles itself and recalculates immediately.

  5. Log entries as usual. Each entry’s duration is added to the counter for its property type and year, and the bar fills toward your goal.

  6. To see the split by person, tap the chevron under a property row (STR and 100-hour modes). In 500-hour mode the Myself and Spouse rows are always shown.

If you have both LTR and STR properties, an LTR / STR toggle appears at the top of the dashboard. Each side keeps its own goal.

Why it matters for your hours

The IRS tests are numeric, and the number you need depends on which test you are relying on. The real estate professional status test asks for more than 750 hours in real property trades or businesses in which you materially participate, and those hours must be your own, which is why the 750 mode counts only “Myself”. The material participation tests include a 500-hour test where spouse hours count, and a 100-hour test where your participation must not be less than anyone else’s for that activity. Picking the matching goal means the dashboard measures the number that matters for your return all year, not a total you re-cut in a spreadsheet in March.

For a short-term rental host using the STR loophole, the 100-hour test asks two things per property: did you reach 100 hours, and did anyone else, such as a cleaner, co-host or manager, do more than you. Each listing’s x / 100 row answers the first question and the participant breakdown under it answers the second, provided you log the cleaner’s turnovers and the co-host’s guest messages under their own names.

Which test applies to you, whether to group properties, and how spouse hours are treated are judgement calls. REPSLog shows the numbers; your CPA decides which one you need.

Good to know

  • Available on every plan, including Free and the 14-day trial.

  • Works on iPhone, Android and the web app. The goal is saved to your account, so changing it on one device changes it everywhere.

  • LTR goals: 750 (default), 500 or 100. STR goals: 100 (default) or 500, where 500 is the grouping election view. LTR and STR keep separate goals.

  • The counter is per calendar year and follows the year selected in the Overview Year picker.

  • 750 mode counts “Myself” only. 500 mode counts Myself plus Spouse. 100 mode and STR mode show every participant you logged, and count Myself plus Spouse toward the bar.

  • The bar caps at 100% visually; the number keeps counting past the goal.

  • Entries with no property appear as an “Unassigned” row in the per-property views.

  • On iPhone and Android, a read-only team member sees the 750 or 500 card without the gear.

  • No AI is involved and nothing leaves your account for this feature.

Frequently asked questions

How do I track 750 hours for REPS?

Leave the goal on “Reach 750 Hours by Myself” (the default), log your entries with “Myself” as the participant, and the “My Total REPS Hours” card shows your progress out of 750 for the current year.

Do my spouse’s hours count toward my 750 hours in REPSLog?

No. In 750 mode only your own hours are counted. Spouse hours are still logged and exportable; they are added to the total only in the 500-hour material participation mode.

Can I change my REPS hour goal later?

Yes. Tap the gear on the Overview card at any time and pick another option. Nothing in your log changes, only what the card measures against.

Does REPSLog track 100 hours per property?

Yes. Choose “Reach 100 Hours, And No Less Than Anyone Else” for LTR, or “Reach 100 Hours” for STR, and every property gets its own x / 100 bar with a participant breakdown underneath.

Can I see last year’s hours against my goal?

Yes. When you have entries in more than one year, a calendar button appears next to the logo. Pick a year in the “Overview Year” sheet and the card recalculates for that year.

Can I group my Airbnb properties toward 500 hours?

Yes. Tap the gear on the STR overview and choose Reach 500 Hours; every row then measures against 500 with the combined total on top. Whether to group is for your CPA to say.

Does REPSLog support the grouping election?

It tracks the hours for it. If you and your CPA make the grouping election, so your short-term rentals count as one activity, set the STR goal to Reach 500 Hours and the dashboard measures the combined hours against 500. REPSLog does not file the election or decide whether you should make it.

Is REPSLog a good alternative to counting my 750 hours in a spreadsheet?

Yes. The counters run the 750, 500 and 100-hour tests for you, per year and per property, and split your hours from your spouse’s and everyone else’s, which a single spreadsheet total cannot show.
