Multiple Properties lets you keep a separate hour record for each rental in your REPSLog account, from a single-family home to individual units in the same building. Every entry is tied to a property, so investors tracking hours for REPS or the STR loophole can see totals per property, per year, on iPhone, Android and the web app.
What it does
The Properties tab lists everything you own in two groups, Long-Term Rentals and Short-Term Rentals, each showing the nickname and the full address. Inactive properties sort to the bottom of their group and carry an “Inactive” badge on the web app.
Adding a property is a two-step form. Step one is an Address search backed by Google Maps: type at least three characters (the placeholder is “123 S Main St”) and pick the match. For an address outside the US, an International Address toggle appears when nothing matches; turn it on and the search covers any country. A “Cant find your address?” link opens the Help Center. Step two fills in Address Line 1, City, State and Zip Code from the match (tap Address Line 1 to search again), and lets you edit Address Line 2 and the Nickname, which defaults to the formatted address. Set Property Type to Long Term Rental or Short Term Rental, then tap Add Property. REPSLog refuses a duplicate of the same place (“Property already exists”), so units at one street address each need their own Google Maps listing, such as “101 Main St Apt 2A” or “101 Main St #2A”.
Editing a property adds a Status control, Active or Inactive, with the note “Inactive properties will be hidden when adding new entries”. A sold or paused property keeps its history and its place on the dashboard, but leaves the property picker.
Changing the Property Type on an existing property asks you to confirm Change Property Type and then re-tags every entry logged against it, so the hours move from the LTR view to the STR view or back.
Deleting a property that has entries asks what to do with them: Keep entries, move them (to another property of the same type, or to Unassigned) or Delete property and N entries. A property with no entries gets a plain confirmation.
On the dashboard, properties drive the Total Hours by Property card, the per-property rows in the STR and 100-hour views, and the “Unassigned” row. In the entry form you pick from your active properties.
How it works
Open the Properties tab and tap + Add a New Property. On the web app the form opens in a dialog; on iPhone and Android it is a new screen.
Type the street address and tap the right suggestion. For a unit, use the exact format Google Maps shows, or the street address followed by “#” and the unit number.
Check the pre-filled fields, add Address Line 2 if needed, and give the property a Nickname you will recognise in the log.
Choose Long Term Rental or Short Term Rental and tap Add Property. A “Property created” toast confirms it.
Log entries as usual and pick the property in the entry form. The property’s row on the dashboard fills as you go.
When you sell or pause a property, open it from the Properties tab, set Status to Inactive and tap Save Property. To remove it entirely, use the delete option and choose what happens to its entries.
Why it matters for your hours
The material participation tests are applied per activity, and unless you have elected to group your rentals, each property can be its own activity. The 100-hour test in particular compares your hours on one property with everyone else’s. A single running total cannot answer that; a per-property record can. It also means your CPA-ready export shows exactly where the hours went, which is what a reviewer asks for when a log is questioned.
Short-term rental hosts using the STR loophole feel this most. REPSLog sets a 100-hour goal for every property you mark Short Term Rental, so a lake cabin and a downtown condo each get their own hours / 100 row on the STR view instead of one pooled figure. Because every entry is tied to a property, the cleaner’s hours at the cabin and the co-host’s hours at the condo, logged as participants, sit under the right row, ready for the “more than anyone else” comparison. If your CPA prefers to group the rentals toward 500 hours, the same per-property rows add up in the Total Hours Combined header.
Whether to group your properties into one activity, and how a sold property’s hours are treated, are decisions for your CPA. REPSLog keeps the per-property record either way.
Good to know
Property limits by plan: 1 on Free, 3 on Starter, unlimited on Premium. Tapping + Add a New Property at the limit opens the upgrade screen instead of the form.
Works on iPhone, Android and the web app; your properties sync to every device on the account.
Address search uses Google Maps. US and Puerto Rico addresses are searched by default; turn on International Address for anywhere else.
If Google Maps does not list your unit, the Help Center suggests a nearby address with the right nickname as a workaround, fixed before you export.
A property’s type (LTR or STR) decides which dashboard view its hours count toward; changing it moves the hours with it.
Airbnb or Vrbo hosts: mark each listing Short Term Rental and it gets its own 100-hour row on the STR view. Connect its booking calendar and the stays land under that property.
Inactive properties keep every entry and still count on the dashboard; they are only hidden from the property picker for new entries.
Deleting a property is permanent. Kept entries move to the property you picked or to Unassigned; deleted entries are removed with their attachments and cannot be recovered.
Read-only team members see the property list but cannot add, edit or delete.

How many properties can I add to REPSLog?
One on the Free plan, three on Starter and as many as you need on Premium. The 14-day free trial includes full access.
Can I track REPS hours for multiple properties?
Yes. Each entry is tied to a property, and the dashboard shows a “Total Hours by Property” card plus per-property rows in the STR and 100-hour views.
How do I add multiple units at the same address?
Search the exact format Google Maps uses for the unit, for example “101 Main St Apt 2A”, or type the street address followed by “#2A”. Each unit that Google Maps lists separately can be its own property.
What happens to my entries when I delete a property?
REPSLog asks first. You can keep the entries and move them to another property of the same type (or to Unassigned), or delete the property together with its entries. Properties with no entries just ask you to confirm.
Can I mark a property as sold or inactive?
Yes. Edit the property and set Status to Inactive. Its history and dashboard totals stay; it is only hidden when you add a new entry.
Does REPSLog support properties outside the US?
Yes. Turn on the International Address toggle in the address search (it appears when a search returns no US match) and you can add any address worldwide.
Can I track a cabin and a condo separately for the STR loophole?
Yes. Add each one as its own property marked Short Term Rental. The STR view of the dashboard gives each a hours / 100 row with a participant breakdown, and the export lists every entry with its property address.
Is REPSLog a good alternative to one spreadsheet tab per property?
Yes. Every property has its own row on the STR view, its own filter on the entry log and its own line in the export, and the number of properties is unlimited on Premium.
