Recurring and Common Activities are two rows of tiles on the REPSLog Overview screen, each one a typical landlord or short-term rental task. Tap a tile and the entry form opens with the description, a typical duration and the category already filled in, so logging a routine job takes a property pick and a Save. They are for real estate investors logging REPS or STR loophole hours who do the same kinds of work month after month, and they are on iPhone, Android and the web app on every plan.
What it does
Below your hour counters on the Overview, under the line “Explore common activities below and add to your log.”, REPSLog shows horizontal carousels of tiles grouped under Common Activities and Recurring Activities. Each tile carries a short title and a plus icon.
The list is curated by REPSLog and depends on which view your Overview is in. In the long-term rental view the tiles are landlord tasks such as Communicating with tenants, Coordinating maintenance tasks, Screening tenant applications, Showing property to tenants and Supervising contractors, with recurring ones such as Collecting rent and tracking payments, Scheduling and supervising regular maintenance, Conducting regular check-ins or inspections, Bill Payments and Monthly portfolio evaluation. In the short-term rental view the tiles are host tasks such as Managing Guest Communication, Coordinating Cleaning and Turnover, Handling Guest Check-ins and Check-outs, Restocking Supplies and Amenities, and Optimizing Listing Pricing.
Each tile stores three things: a full-sentence description of the activity (for example “Collected rent and tracked payment records.”), a typical duration in minutes, and a category. Tapping the tile opens Add a New Entry with those three fields filled in. The date is today, the participant is your default, and the property is left for you to choose, because the same task happens at every property. Change anything, add a receipt, and tap Add Entry. The form opens over the Overview and Save brings you back to it, so you can log several activities in a row.
The order of the tiles is personal. Each row is sorted by your own taps over the last three months, with the current month weighing most, then by how often REPSLog users overall use the tile. The tasks you log most drift to the front of the row.
The tiles are a shortcut into the ordinary entry form, not a separate kind of entry. Nothing is saved until you tap Add Entry, and the saved entry is editable like any other.
How it works
Open the Overview screen and scroll to Common Activities or Recurring Activities.
Swipe the row to find the task, and tap the tile.
Add a New Entry opens with Services Performed?, Hours and Minutes, and Category filled in.
Pick the Property. Adjust the duration if this time was longer or shorter, and change the date if the work was not done today.
Attach a receipt or photo if you have one, and tap Add Entry.
You are back on the Overview, with the hours already counted. Tap the next tile if you did more than one thing.
On the web app the form opens as a panel over the Overview; on iPhone and Android it opens as a screen and Save returns you to the Overview.
Why it matters for your hours
Most of the hours that get you to the 750-hour REPS test, or through the 500-hour and 100-hour material participation tests, are not dramatic. They are rent collection, the monthly inspection, the call to the pest control company, the turnover clean: the entries people skip because each feels too small to write up. A tile that already says “Conducted regular check-ins or inspections to uphold property standards.” with 60 minutes filled in lowers the cost of logging it to a few seconds, which is what keeps a log contemporaneous.
Consistent wording helps at review time too. The same activity described the same way every month is easy for your CPA to summarise and to explain to an examiner. Whether a task qualifies, and the right duration to record, is your CPA’s call; the tile only saves the typing.
If you host on Airbnb or Vrbo and rely on the STR loophole, the short-term rental view of the Overview shows the host list: Managing Guest Communication, Coordinating Cleaning and Turnover, Restocking Supplies and Amenities, Optimizing Listing Pricing, Supervising Cleaning Crews and Contractors. Each tap is one dated entry against the property you pick, feeding that listing’s x/100 counter toward the 100-hour test. Set Who Performed the Activity? to your cleaner or co-host when they did the work, and their hours show under yours in the property’s breakdown, the “more than anyone else” comparison the test turns on. Whether to group properties toward 500 hours is your CPA’s call.
Good to know
Available on every plan, including Free. The Free plan’s 5-entry limit still applies when you save.
Works on iPhone, Android and the web app, with the same tiles in the same order.
No AI is involved. The tiles are a curated list and nothing from your log is sent anywhere to build or rank them. The only thing recorded is a monthly count of which tiles you tapped, on your own account, used for the ordering.
The tiles do not include a property. You choose it each time.
The duration on a tile is a typical figure, not a measurement. Change it to what the task took, or use the built-in timer for the real number.
The list switches with your Overview view: long-term rental tiles in the LTR view, short-term rental tiles in the STR view. The STR view has one row, Common Activities; the Recurring Activities row belongs to the long-term rental list.
You cannot add your own tiles. For a task not on the list, log it once and use Duplicate for repeats, or turn on Personalized Entry Suggestions (Premium), which learns your activities from your log.
Read-only team members do not see the tiles.
Frequently asked questions
Does REPSLog have templates for common landlord activities?
Yes. The Overview shows Common Activities and Recurring Activities tiles for typical landlord and STR host tasks. Tapping one opens an entry with the description, duration and category filled in.
How do I log recurring REPS activities quickly?
Tap the tile on the Overview, pick the property, adjust the duration if needed and tap Add Entry. The form returns you to the Overview so you can log the next one.
Can I change the description or duration on a common activity?
Yes. The tile only prefills the form. Every field is editable before you save, and the saved entry can be edited later like any other.
Are there STR host activities in REPSLog?
Yes. When your Overview is in the short-term rental view, the tiles cover guest communication, cleaning and turnover, check-ins and check-outs, restocking, listing pricing and more.
Why are the activity tiles in a different order than before?
Each row is sorted by how often you tapped each tile over the last three months, so your most-used tasks move to the front.
Is the common activities list a Premium feature?
No. It is on every plan. Personalized Entry Suggestions, which learn from your own log, are the Premium counterpart.
Is there a quick way to log Airbnb turnover hours for the STR loophole?
Yes. In the short-term rental view, tap Coordinating Cleaning and Turnover (or another host tile), pick the listing, adjust the duration and tap Add Entry. The hours count toward that property’s 100-hour STR counter.
Is this a good alternative to copying last week’s spreadsheet rows?
Yes. The Common and Recurring Activities card learns what you log most and gives it back as one tap with the property, category and duration prefilled, so a repeat task is a few seconds instead of a copied row.
